Tips for Summer Home Selling

We all know that the spring is the best time to put your home on the market. As the weather warms and the flowers bloom, people begin to think about making that move. Families with children anticipate being able to make a move during the summer months, when their children's schools schedules will not be disrupted.

But don't discount the summer months for being able to continue the momentum that spring brings. Summer is also a great time to show your home for sale. The warm weather is perfect for house hunting, and people simply don't mind making a move the same way they do during the cold winter months.

Families who are looking to make a move before school starts will be ready for a quick close, which is great for the sellers. So, have your house in good repair and be prepared to negotiate a deal quickly so that your buyer can get their families into their new school district in time for the new school year. Here are some other things you should keep in mind when your home is on the market during the summer.
  • Keep it cool. This is not the time to try and save on the air conditioning bill. When potential buyers come into your home from the hot outdoor air, they should feel cool and refreshed. If you're used to keeping the temperature up a bit, reduce it just before a showing.
  • Open curtains selectively. We've all been told to open all the curtains just before a showing to let in plenty of light. During summer months, you may need to adjust this rule slightly. If you have a window that pours in blazing afternoon sun, you should keep the curtains closed for afternoon showings. The last thing you want is your buyers stepping into a very hot area. Open other curtains or turn on lights to create the light you need.
  • Showcase those summer features. Make sure your buyers can picture themselves having fun in your home during the summer. Keep outdoor areas like patios and decks decorated and prepped for summer living. Showcase a grill or outdoor kitchen and entertaining space. If you have a pool, have an open house and serve refreshments by the pool.
  • Keep it watered. Dead grass and flowers do not impress buyers. Water as often as needed to keep that grass green and those flowers blooming. Be sure the lawn is manicured and weed free, too.
  • Use color. Summer color is easy to create. Use annuals in pots and in the ground to improve your landscape. Don't forget the hanging baskets, too. Use them to draw the eye upward so that buyers notice other great features located up high.

Summer is a great time to sell your home. Buyers are out and about and those that do buy are ready to make a deal so that they can move before cold weather sets in. Be sure to make your house summer perfect so that you can attract those buyers that are ready to move.
