You need a realtor who will guide you through the process of selling your home and help you negotiate the right price, keeping in mind your particular needs and timetable. They should be able to answer all your questions about selling a house, like:
How do I price my house? Too high a price and your house wil sit on the market without selling for who knows how long. Too low a price and you might sell quickly, but for less than you should have gotten.
Home staging; what repairs should I do to get ready to sell? Your realtor can point out those repairs that will really pay off and help you get a quick sale.
Marketing your home; what will the realtor do to promote the sale of your house? Depending on market conditions and the type of property you are trying to sell, different marketing tactics may be employed.
How is the realtor paid? Real estate commissions explained. It's important that you understand exactly how your realtor is paid from the sale of your house. Commissions should be explained clearly, and put in writing.
What's the difference between open house, home showings and a realtor's caravan? If you're unfamiliar with these different scenarios, ou won't necessarily know how to prepare for them of what to expect.
I have an offer on my home, now what? Your realtor should be able to advise you about all aspects of the offer, as well as provide information about comparable sales to help you determine whether the offer is acceptable, or worth negotiating upon.
What is property disclosure? The property disclosure statement is a detailed form that asks a property seller to disclose any defects to a prospective buyer. In BC the PDS (and its complementary forms, the Strata Property Disclosure Statement and the Rural Property Disclosure Statement) are required from any client wanting to list a home on the MLS®, also, the PDS can be legally incorporated into the Contract for Purchase and Sale.
What if the home inspection finds problems? Your realtor can advise you about any issues that arise through the home inspection process, and negotiate with the prospective buyers about addressing the problem(s).
Can you help me understand all these unfamiliar real estate terms? Your realtor can certainly explain any real estate terms with which you are unfamiliar.
An experienced realtor understands that you are unfamiliar with all the complicated questions about selling a house and will walk you through each of these and explain everything thoroughly so that you are comfortable with the entire home selling process. Their advice can help you sell your home quickly and for a fair price.
