How to File a Quit Deed Action

    • 1). Visit the office of the clerk for the Register of Deeds in the county where the property is located. Ask for a quitclaim form. You can access sample forms online.

    • 2). Complete the form in full. Sign and date the form -- including grantee information and monies exchanged as a result of the transaction -- in the presence of a notary public and two witnesses. Have the document notarized as well, of course. Copy the document.

    • 3). Submit the completed, original quitclaim form to the Register of Deeds. Keep the copy of the quitclaim form for your records.
