A Small Business Alternative to Expense Leases

Aside from employees, rent can be the most expensive recurring expense a business owner faces. If your operation is not strictly defined in traditional retail terms, there are various options to consider when searching for a space. Many small firms have outgrown their home offices and need additional space. Choosing the right space, can bring order back to your home and also help your operation breathe a little easier.

Most operations that grow out of their home office environments are typically e-commerce related endeavors. They need additional space to stock merchandise, but do not need the expensive retail outlets that most traditional retailers opt for. In fact, signing a traditional lease can be the death null for many small internet businesses since their profit margins cannot absorb such significant costs. Instead most of these operations often struggle to find sufficient space at affordable costs.

One solution to consider is the growing number of self storage facilities that also offer small offices. These offices are typically air conditioned and have telephone and internet connectivity. They also are typically month to month agreements which removes any concern over long term commitment should you need to move or your business grows. In addition, they are often couple with a storage space which serves as your warehouse.

While these office and storage space combinations may not have the visibility of retail stores, the average internet business derives its traffic online and not from local or direct customers. The lack of visibility is not a hindrance. With rents often at four hundred dollars a month for at least five hundred square foot space or more, a medium size office and plenty of storage space can be easily secured. Additional storage space is often available for as little as fifty to one hundred dollars. Considering that leases in retail outlets typically start at a thousand dollars minimum and often do not include the associated triple net of taxes, insurance, and ground upkeep, anyone needing to expand should seriously consider this option.
