FSI is the ratio of the total floor space in a building to the area of the plot on which it is built. Today, low utilisation of available land through low Floor Space Index (FSI) is a major roadblock faced by the real estate sector across the country.

Hyderabad is the first city that has dispensed Floor Area Ratio (FAR). The property values in Hyderabad are lower by 20-30 per cent as compared to other metropolitan cities such as Chennai and Bangalore. Thus, clearly the city evolves a model city for bringing the property values down. Though there is no concept of FSI, Hyderabad market has certain strict building norms. For instance, number of floors is determined by width of the road. Thus, if the road is 30 metre wide, then in a plot of 9000 sqft, G+5 is permissible.

When we compare the range of FSI prevalent in prominent Indian cities to those in International cities, very clearly, FSI figures fall way short of those in International cities. Thus, relaxation in the FSI norms is the need of the hour.Increasing FSI will reduce congestion and pollution especially in Mumbai. Indian Metro cities such as Delhi, Mumbai and Bangalore should follow a monocentric city model.

With more residential units entering the market, the capital and rental values will come down. However to make sure Builders do not compromise on the Greenery, Empty Spaces and Parking, Cities have to come up with strict guidelines.

Affordable housing is one of he Agenda's of the new Government. If government reduces the prices at which the land is auctioned, the property values will automatically go down.
