You might have a passion for such a subject but there simply aren't enough people in the world and on the internet that will buy your book and justify your spending the time (and possibly money) writing it.
Hungry Buyers? If you write a book for a group of people who really need it then it will be much easier to promote to them and make the sale.
For example, a guide on how to cure debilitating and disfiguring acne will sell much better than a guide on how to grow bananas.
A guide on how to make money by trading forex will sell much better than a guide on nice places to see on the East coast.
It is not Absolutely Essential? For your prospects to be desperate for help but your own product should ideally be a solution to a real life problem.
