- 1). Download a quitclaim deed form from an online supplier of legal documents or purchase one at your local office supply store. These forms cost only a few cents to obtain, and an official form is required for all Ohio courts. If you are working with a Realtor or a closing company, they can often provide these forms for you free of charge.
- 2). Gather all of the necessary information about both parties that you will need to complete the quitclaim deed form. For both the grantor and the grantee, you will need full legal names and correct spelling, along with individual social security numbers for each person. For the grantor only, you will need marital status and name and social security of the spouse. A legal description of the property is also required.
- 3). Fill in all information for the grantor and grantee. The grantor is the person conveying the rights of the property, and the grantee is the person receiving the property. Fill in the name and Social Security number for each. Enter information about the spouse of the grantor, if applicable.
- 4). Enter the legal description of the property and the purchase price. If you are gifting the property or transferring rights without any exchange of money, then enter one dollar in the purchase price field. For the legal description of the property, copy the information verbatim form other court documents. Do not include the physical or mailing address of the property.
