The internet created a new virtual world, which in turn created a new virtual economy which is in the process of making the old bricks and mortar economy model obsolete.
This process can be seen clearly in the housing market.
Long gone are the days of real estate brokerages displaying listings in the office window that was located prominently on a well traveled street in the target market of the brokerage.
These days the most successful realty brokerages operate small satellite offices in large commercial buildings far out of the sight of the average home buyer or seller.
They do however have huge internet presence on the first page of search engines like Google, Yahoo and Bing for search terms relevant to their market.
Somewhere in the region of 80% of home buyers now start their home search on the internet whereas less than 1% of homes sell as a result of an open house.
These startling statistics should be warning to not alone the Brokerage itself but to the Realtor/agent who is actually an independent contractor affiliated to a brokerage.
If you want to succeed in the new property market then you need to be marketing where the new home buyers and sellers are starting their real estate journey.
If you as an agent or broker are content to wait for your phone to ring or for someone to walk into your office while you are doing floor time than you will not succeed in real estate sales.
It is vital for a real estate professional to have a web presence in the form of a website or web blog to market in the search engine results for home buyers and sellers in their target area.
Most new buyers are looking for access to the MLS listings (multiple listing services) for homes for sale in areas of interest.
Therefore they are far more likely to develop a relationship with a Realtor who has a website offering access to the MLS in their area.
Put yourself in the shoes of a person who is considering buying a home.
The last thing they want is a Realtor pestering or pressuring them on a daily basis in the early stages when they have not fully committed to buying, at this stage they are merely looking for information on which to formulate and harden their home buying goal.
So they do a Google search for something like Springfield homes for sale or Colorado MLS and sift thorough the results for a suitable website to browse the available homes for sale in their target area.
Invariably you will find that the search engine results for most real estate related keywords are populated with large companies whose business model is to trawl for leads which it can sell to Realtor.
This doesn't mean that an independent Realtor has no chance of ranking it merely means that most real estate agents haven't woken up to the reality that the process of selling homes has changed from shaking hands and mingling at dinner parties to SEO (search engine optimization) and mingling on the first page of search engine results.
There is a whole new world dawning in the property market and real estate professionals who do not grasp the internet firmly and run with it will be left behind.
