    • 1). Contact your local board of Realtors and ask for a referral to an agent in your local area. The secret to getting the best agent qualified to perform an accurate comparative market analysis for your neighborhood is finding a neighborhood expert. It is the duty of the local board of Realtors to collect sales figures for every area within a city and surrounding areas. You want to ask for a Realtor who has had the most sales in your immediate neighborhood over the last three to six months.

    • 2). Using the information provided by the board, contact the Realtor. Request a CMA (comparative market analysis) for your property. Most agents will provide this service free of charge and email you the report in a matter of hours. Make sure you tell them specifically that you are interested only in the most current data for sold properties in your area, nothing older than six months ago.

    • 3). Review the information once you have received it in your email. This information will show you the houses with the same number of bedrooms and nearly the same square footage as your own. Using this information, you will be able to derive the current market value of your property. As an additional tip, many real estate agents will provide an approximation with the CMA of your current market value to make your work even easier. Once you have received this data, you have all the information needed to complete a sale, refinance or contest a property tax assessment.
