    Minimum Standards

    • Washington's Residential Landlord-Tenant Act prescribes only the minimum responsibilities of tenants and landlords under state law. Other rights and responsibilities may be provided for in federal or local laws, or may be mutually agreed upon by tenant and landlord.

    Duties of Tenant

    • The Residential Landlord-Tenant Act sets out several tenant duties, including paying rent on time, keeping the property clean and sanitary, honoring the lease agreement and not damaging the property or its appliances.

    Duties of Landlord

    • The landlord's duties under the Landlord-Tenant act include keeping the premises up to code, making necessary repairs on the property and its appliances, providing working locks, and ensuring that necessarily utilities (such as heat and water) can be delivered to the rental unit.

    Right of Entry

    • Landlords have the right to enter a premises to conduct inspections or to make repairs. Landlords must schedule visits at reasonable times and must give two days' notice to the tenant, except in an emergency.

    Termination of Tenancy

    • Landlords are obligated to give month-to-month tenants notice of at least 20 days' notice that their rental agreements will not be renewed. If the property is neglected, tenants may be able to terminate their tenancies before the end of their lease.
