Right move, the leading Property Website, have recently reported figures which show the first annual fall in house prices since their survey began 6 years ago. Interestingly, it seems that flat owners have to take the biggest hit on asking price, with these types of properties dropping by 4% in terms of asking price. MJR Clique Imagine for a second that you run a fruit and vegetable stall. Your stall stocks Apples, Bananas and Tamarillos (Tree Tomatoes). Now when times are good you are shifting lots of all three left, right and centre. The money is rolling in and Tamarillos are the flavour of the month. Unfortunately, as time goes on business goes downhill. It's now harder to sell your stock. Which products do you think will still shift, and what do you think will be left on the shelves? I'm 99% sure that when times are hard you'll still sell the Apples and Bananas but the Tamarillos will suddenly seem a bit superfluous. You will regret purchasing so many from the wholesaler.
Exactly the same principle applies to the purchase of a flat. They always seem so fantastic when they are latest " all fitted appliances, fantastic views, and the lovely smell of latest-ness. However, once the dust settles, the reality kicks in. Look at these real life situations:
The flat suddenly seems impractical when a latest baby arrives and you have to bounce the buggy up four flights of stairs.
A Flat is always going to be a stop-gap, not a home for life therefore you will have to pay legal fees when you move + pay an estate agent to sell the place.
You will begin to resent paying the Freeholder hundreds of pounds for no discernible action.
A Flat will generally not appreciate in price by as much as a house " but will depreciate more quickly when times are hard. MJR Clique I recommend that all First Time Purchasers look for a house no matter how attractive those latest flats might be. Always think long term when purchasing property when looking at a property as a 10year investment, a House allows not only room for a beloved once family to grow in (therefore saving expensive moving costs) but as well as provides a more rentable option when you decide to move on. Stick with the houses!
