    Security Deposits

    • Landlords must keep security deposits in a bank account used solely for that purpose. Landlords are required to inspect the property within three days of termination of occupancy, and they must list any damage that may be offset by the deposit. A tenant who disputes the landlord's list of assessed damage may bring an action in the appropriate court.

    Rental Agreements

    • A rental agreement between the landlord and tenant determining the amount of rent, the day it is due and other relevant terms is considered a legally binding contract. If the landlord does not sign a rental agreement--yet accepts rent on a property without reservation--the rental will then proceed on a month-to-month basis.

    Landlord Access

    • A tenant must allow the landlord reasonable access to the property for the purposes of inspection, repairs, services or showing the property to prospective tenants. Landlords are prohibited from using the right of access to harass the tenant, but he may enter the property without tenant's consent in the event of an emergency.
