Top Notch Infrastructural Projects for Properties in Bangalore

Bangalore is seeing some high-end infrastructural projects. Some of the big builders have shaken hands with commercial giants to launch top-notch realty projects in the coming year. The rates of residential properties continued to remain low, as compared to other tier-I cities.

The Electronic City, Bangalore, is witnessing some large-scale infrastructural projects in real estate market. Top-notch developers are shaking hands with business giants to develop residential and commercial spaces within the city's precincts. A good example in this regards is that of Brigade Enterprise, a reputed developer that has purchased 2.25 acres of land from Hindustan With a deal worth $11 million, Brigade Enterprise intends to develop a prime real estate project at Hebbal. The developer has also signed a deal with IHG(India Continental Group) to develop ultra luxury hotels for tourism purpose.

Alstom, a power-transmission company, has shaken hands with Tata Housing: the deal of this property in Bangalore costs up to $19 million and the acquired land would be used for the development of a luxury realty project. Another major project that the city expects to see in the coming future involves UPOR(Urban Property Ownership Records). Under this, the distribution of property among private property owners shall take place.

The city, in 2013, earned distinction of witnessing higher number of new launches for apartments for sale in Bangalore from among top 8 metropolitan cities of India, in first three quarters.. While the realty market in other cities was down in dumps due to economic crisis, the demand in the Electronic city did not go very down. The city, during Jan-Sep, 2013, shared 30% of the total launches in eight cities. This share is much more than it was in 2012.

The price rate of residential houses here are comparatively lesser than in other tier-I cities like Mumbai and Delhi. There are localities where you can find a 2 BHK apartment in the affordable 14-20 lacs. These areas include names like Chandapura, Uttarahalli, Sarjapur Road, Atibele, Hosur Road, and Begur Road. Towards the higher end, the rates of two-room flat in these locations stand in 30-40 lakhs bracket. The colonies like JP Nagar, HSR Layout, BTM Layout, ISRO Layout, the price brackets starts at 20-30 lacs, and the upper level cam touch 60 lacs. At BTM Layout, you will find Bangalore properties (two-room) costing as high as 1 crore. For the still higher bracket, one can look for Rajrajeshwari Nagar, Banashankari, Koramangla, Gottiere.: 30-40 lacs is the general price segment that a buyer will find over these locations.

As you see, the rates at most of the places are far below than the expected level. This is due to the readily availability and good demand market.
