    Application Process

    • During the application process, the landlord has the right to verify credit history, income and employment and rental history. Lease applications, however, cannot ask questions pertaining to race, sex, religion, marital status or number of children in the household.

    Time Frame

    • The landlord has the right to set the lease for any amount of time, but most leases run six months to one year. Tenants are considered to be on a month-to-month tenancy if a specific time is not mentioned in the written agreement.

    Security Deposit

    • A landlord may collect a security deposit which is to be used in cases where the property is deemed damaged or needs additional cleaning. A landlord may not keep the deposit in cases of normal wear and tear. If the landlord will not be refunding a tenant's deposit, the landlord must send a notice in writing within 30 days of when the tenant vacates the property.

    Rent

    • Colorado law states that there are no rent control regulations meaning that landlords may charge whatever amount they choose. Additionally, a landlord may increase the rental amount as frequently as he wishes; however, tenants who sign a lease for a specific amount of time may not have the rent increased until the end of the lease agreement.
