- 1). Arrange your financing. Whether you arrange a construction loan through a lending institution or are able to pay cash for building, you need to be able to establish a budget before you look at property or building plans.
- 2). Find a suitable building site. You may want to use the services of a real estate agent to guide you through zoning and land use restrictions connected with property. A building site will be useless if local regulations prevent you from building the house you want. You will also want to take into account the availability of water and utilities. Call your local utility companies for hook-up charges and requirements.
- 3). Choose a house plan. After you have chosen a building site, you will be able to pick a size and style of house that fits both your budget and any zoning or building restrictions attached to the property.
- 4). Choose a contractor. A general contractor will oversee all phases of construction and coordinate the building schedule with the subcontractors. They will also be responsible for obtaining all the necessary permits. If you prefer a more hands-on approach, you can hire the subcontractors yourself. If you have construction experience you may want to subcontract only portions of the project and save money by doing some of the work yourself.
