    • 1). Consult with a pre-screened modular home builder or dealer. If you are building your own modular home, meet with the builder. If not, meet with a modular home retailer. It's best if you shop around and meet with a few different people until you find the company to work with.

    • 2). Decide on the size of the home that you need. There are many factors that influence this decision, such as whether or not you have children or plan to have them in the future. Also, consider things such as pets, the size and number of bedrooms and bathrooms that you desire. The size of modular homes varies from about 900 square feet to approximately 2,500 square feet.

    • 3). While viewing and touring modular homes, keep in mind the amenities that you desire. One benefit to purchasing a modular home is that you can often choose the amenities that you want, such as fireplaces, custom cabinets and large whirlpool bathtubs. Also, you may be able to choose the colors of carpet and basic decor that you want.

    • 4). Take into account your budget and look for homes in that price range. The cost of modular homes is from about $15,000 to around $100,000. That is just the cost of the home itself and does not include the land costs. Stick to your budget and make it clear to the person that you are working with to purchase your modular home.

    • 5). Locate the area in which you would like to place your home. Options include purchasing a plot of land in which to place your home. Alternately, you may be looking to live in an area in which you will lease the land and live amongst other modular homes.
